We source all ownership records from county assessor's databases. Each county maintains a public record of property owners. The information is publicly available — however, we never share your personal information with any third-party data collectors or advertisers.

We consider several factors when determining offer prices, including access, acreage, amenities (like utilities, water, trees, etc.), and market conditions. We target unwanted, undeveloped, and unused land. Resolving title issues, paying in cash, and providing a fast, profitable exit to property owners is a service. Our offers reflect the value of the service provided, rather than the retail market conditions. However, each property is different, and vacant land is notoriously difficult to value.

None. We cover all closing costs, including listing fees, advertising costs, broker commissions, title and abstracting fees, escrow fees, deed and document preparation expenses, recording fees, transfer taxes, and more. There are no hidden fees or surprises.

We run an individual Title Examination (at our expense) on each property we purchase and will determine if any title issues exist. We have experience working with complicated title issues and can often find a solution. We aim to help you throughout the process and provide the necessary resources to fix title issues if they arise.

No problem! We provide remote closing services with local title companies. There is no need for you to be physically present in order to close on your property.

There is no cost or obligation to you for submitting your property for our investment consideration. We only make money if we reach a mutually beneficial agreement.
